ANIC PRESENTS THE “WALKS ON JAMES BROWN”
IN HISTORIC LANEY WALKER

SITUATED JUST SOUTH OF Augusta’s many downtown amenities, the "Walks" is positioned to complement the many area city made investments; like the St. Sebastian way corridor project, Enterprise Mill lofts, the new Municipal Library and the soon to open the Augusta Richmond County Judicial Center.

The "Walks" is an example of the old becoming new with historic flavor and appeal. A 26 lot Traditional Neighborhood residential development with home sizes 1450 s.f. duplex town homes in the low 100’s to detached craftsman and cottage style with attached rear entry garages ranging from 2000 s.f to 2900+ s.f. priced from the mid 130’s to the 170’s. All homes include front and rear porches, picket fences and centralized community garden/park The walks is supported by great incentives provided by the city of Augusta demonstrating their commitment to new Urbanism and TND development which helps build the city core and most of all grow the tax digest.

Exterior cladding of the homes will be brick, stucco or hardie. Set behind the homes, garages are accessed via private rear streets. With no concrete driveways dividing front yards, the architectural integrity of the streetscape is maintained and the overall appearance of the neighborhood is enhanced. Trash and utilities are accessed via the rear lanes, helping to keep the street scene pristine. Streetlights are reminiscent of those in other historic neighborhoods.



Our Goal:
ANIC works with surrounding neighbors, local nonprofit organizations, government officials and financial institutions, to create financially feasible and broadly supported community revitalization. ANIC’s housing programs include subsidized home mortgages for any income homebuyers, commercial rental developments and mixed income rentals. ANIC is a federal approved 501(c)3 nonprofit organization.
